OVERVIEW
Villa Campolungo is a beautiful Tuscan restored farmhouse full of character and tastefully decorated with antique furniture and traditional Tuscan pieces. The property offers wonderful views over the surrounding countryside and distant views of the towers of Vicopisano.
Villa Campolungo is the perfect Tuscan home for a family gathering or group of friends.

The property offers the perfect solution for those who want to be together but yet have their own privacy as Villa Campolungo is actually three separate apartments within one home.

Appartamento Lavanda sleeps just 2 and is situated on the ground/pool level
Appartamento Le Rose is the largest apartment and sleeps 5 – 7 guests and is situated on the upper ground floor level
Appartamento Gelsomino is situated on the firs floor and sleeps 4 – 5

Appartamento Lavanda – ground floor – pool level
The apartment has an independent entrance and direct access to the pool terrace and pool.

KITCHEN AND DINING SPACE
Fully fitted and well equipped kitchen and dining space for 2 guests.
Gas hob, electric oven, fridge, dishwasher, small TV (Italian channels).

Appartamento Le Rose – upper ground floor
Appartamento Le Rose is the hub of the home and is the largest space in the villa. There is a large open plan kitchen/dining area and enough seating for all guests of the villa to dine together. Access to the apartment is via a ramped pavement plus 2 low steps to enter the door.

The bedrooms in Le Rose apartment are accessed by two steps up to the bedroom and bathroom
level.
Bedroom 1 Sleeps 2 – en suite bathroom – double Queen size bed
Bedroom 2 Sleeps 2-3 – double Queen size bed + 1 in a single bed

Extra sleeping arrangements
1 – Single pull out folding guest bed/Z bed in the entrance area of the bedroom and bathroom zone
2 – Single pouf cube beds ideal for children or teenagers (situated in the living room)

BATHROOMS
Bathroom 1 – en suite, bath tub with shower attachment, wash basin, WC, bidet
Bathroom 2 – family, bath tub with shower attachment, wash basin, WC, bidet

KITCHEN AND DINING SPACE
The kitchen is equipped with gas hob (2 rings), fridge, microwave, and dishwasher and TV.
There is a large dining table and chairs for 13 guests.

LIVING AND LOUNGING SPACE
Part of the same space as the kitchen/dining area. There is an open fireplace and bench style
seating and a small wicker table with chairs ideal as a games table or children’s dining space.

ACCESS
Access to the apartment is via a ramped pavement plus 2 low steps to enter the door.

Appartamento Gelsomino is self-contained and has its own entrance.

The open plan area has an equipped kitchen – gas hob 4 rings, oven and fridge.
Dining table and 4 chairs. There is a small lounge area with sofa bed, coffee table and TV.

ACCESS
Via 10 steps and a ramped pavement.

GARDEN AND OUTSIDE AREAS
The farmhouse is surrounded by olives trees, terraced gardens and pine-forested hills. There is a large outdoor terrace with table and seating immediately in front of Appartamento Le Rose and an area for barbequeing. In addition there is a small hideaway terrace on the first floor overlooking the pool and a large pool terrace with a shaded area for refreshments or dining al fresco.
POOL – 5.5m x 7.5m Depth 1.5m

ACCESS AND PARKING
Access is via a 2 km unsurfaced track which winds up to the farmhouse; ideally a four wheel drive vehicle should be chosen especially if coming for the winter months, however a regular vehicle is able to navigate the track.
There is enough parking for 3 – 4 vehicles.

ARRIVAL AND DEPARTURE
Arrival from 4:00pm – up to 10:00pm
Departure up to 11:00am
